Matterport 3D Documentation for Commercial Insurance Claims
When a storm, fire or burst pipe hits, the hardest question is often the simplest one: what did the property look like before? A Matterport 3D scan creates a dated, measurable record of your building that you can share with your team, your agent or an adjuster. I capture commercial properties in Ocala and Central Florida on my Matterport Pro2.
A dated 3D record of the whole property
A Matterport scan creates what’s often called a digital twin, a photorealistic, dimensionally accurate 3D model of a space. Matterport describes these models as time-stamped visuals that document a property as it was when it was captured, which helps stakeholders review materials, damage patterns and dimensions long after a site has been cleaned up or repaired.
For a business owner, that means a clear baseline. Every room, wall, ceiling and piece of visible equipment is saved in one place, ready to share with a link.
Before and after a loss
- Before: a baseline scan of your building’s condition, layout and contents, stored for when you need it.
- After: a scan of the damage before cleanup starts, so the scene is preserved.
- During repairs: progress scans that show what was done and when.
Matterport has also highlighted partner tools that work with scans for estimating, including software that helps produce Xactimate or Symbility estimates from scan data, according to a Matterport blog post on underwriting and claims.
Why documentation matters in Florida
Florida property owners know storm season well. When something does happen, a business is under pressure to clean up, reopen and get back to serving customers. That rush is exactly when documentation gets missed. A baseline scan taken on a calm day means you’re not relying on memory or a handful of old photos to show what your space looked like.
The scan is also easy to share. Instead of mailing a stack of photos or arranging another site visit, you can send a link that your team, contractor or adjuster can walk through on their own schedule. And because the scan holds measurements, it can help everyone talk about the same room, the same wall and the same square footage.
For multi-site owners, scanning each location gives you one consistent record across the portfolio, which is easier to manage than folders of mismatched photos.
Support, not a substitute
A 3D scan is strong evidence, but it isn’t the whole file. Claims professionals at ClaimFlow put it plainly: a Matterport scan supplements high-resolution photos, moisture readings, thermal imaging and a line-item estimate; it doesn’t replace them. I’m a marketing and documentation professional, not an adjuster, attorney or insurance agent, and I don’t give coverage advice. Talk to your agent or a licensed adjuster about what your policy requires.
Who uses property scans
Commercial property owners and managers, restoration contractors, facility teams, landlords and businesses with expensive buildouts all benefit from a dated record of their space. Property managers often pair documentation scans with marketing tours, so the same capture can help lease a unit. See office and studio tours and Google Street View tours. Frequently asked questions
Will a Matterport scan guarantee my claim gets paid?
No. A scan is documentation that can support a claim, but coverage and payment depend on your policy and your insurer. Talk to your agent or a licensed adjuster.
Should I scan before anything happens?
A baseline scan gives you a clear record of your property’s condition before a loss. Many owners rescan after major renovations or equipment upgrades.
Can you scan after damage?
Yes, when it’s safe to enter. A scan before cleanup preserves the scene. Safety comes first, so I don’t enter areas that aren’t cleared.
Do you scan homes too?
My focus for documentation is commercial property, but tell me about your project in the form and I’ll let you know if I can help.
